Calgary New Builds
There's something special about being the very first to call a house home. Whether you're drawn to a brand-new community, a custom build, or a move-in-ready show home, I'll help you navigate it all — start to finish, stress-free.
Why New Build?
A brand-new home means everything is yours from day one. No renovations, no wondering what the last owners left behind, and the chance to choose finishes that feel like you. New builds come with modern layouts, energy-efficient features that save you money every month, and the peace of mind of a full new home warranty.
But buying new isn't quite the same as buying resale. The timelines, contracts, deposits, and upgrade decisions all work differently, and that's exactly where having me in your corner makes all the difference.

WHY USE A REALTOR (IT'S FREE)
When you walk into a builder's show home, that friendly face at the desk isn't there for you. They're paid by the builder to sell you their homes, at their price, on their terms. They're good at their job. But their job is to protect the builder's bottom line, not yours.
I'm the one person in that room working only for you. I read the fine print they skip over, I know what's actually negotiable, and I've seen the mistakes that cost buyers thousands. Best of all? The builder pays my commission, so having me in your corner doesn't cost you a dollar. Walking in without me isn't saving you money. It just means nobody's on your side.
What I do for you on a new build
1
Level the playing field
I review the builder's contract (they're very different from resale contracts), flag anything that needs attention, and make sure you understand what you're signing.
2
Negotiate on your behalf
Builders often have room to move on upgrades, lot premiums, incentives, or closing costs, even when the base price is firm. I know what to ask for.
3
Protect your timeline and deposits
I keep track of possession dates, deposit schedules, and conditions so nothing slips through the cracks.
4
Give honest advice on value
Which upgrades add resale value and which are just nice-to-haves? Which builders and communities are worth it? I'll tell you straight.
You wouldn't go to court without your own lawyer. Don't buy a home without your own realtor, especially when it's free to have one.

Every new home built in Alberta comes with mandatory warranty coverage, one of the biggest advantages of buying new. It's easy to remember as 1-2-5-10:
1 Year: Labour and materials (flooring, cabinets, trim, fixtures, and finishes)
2 Years: Distribution systems (electrical, plumbing, heating, ventilation)
5 Years: Building envelope (roof, exterior walls, windows, and doors), with an option to extend to 7 years
10 Years: Major structural components (foundation and framing)
