Government Programs That Can Save You Thousands
As a first-time buyer, you have access to programs that can seriously lighten the load. Here are the big ones for 2026. First Home Savings Account (FHSA)
A registered account made for first-time buyers. Contribute up to $8,000 per year (up to $40,000 total). Your contributions are tax-deductible going in, and withdrawals for your first home come out completely tax-free.
RRSP Home Buyers' Plan (HBP)
Withdraw up to $60,000 from your RRSP tax-free to put toward your first home ($120,000 for a couple). You repay it to your RRSP over 15 years.
First-Time Home Buyers' Tax Credit
Claim the $10,000 Home Buyers' Amount on your tax return for up to $1,500 back in your pocket.
First-Time Home Buyers' GST Rebate (New Homes)
Brand new for buyers of newly built homes: this rebate can eliminate the GST on a new home valued up to $1 million (and reduce it on homes up to $1.5 million), for savings of up to $50,000. Applies to agreements signed with a builder on or after March 20, 2025.
30-Year Amortizations for First-Time Buyers
First-time buyers can qualify for a longer 30-year mortgage amortization, which lowers your monthly payments and makes homeownership more accessible.
